Legal Structure and Payment Schedule

The Developer r of the project will prepare a landholding company for each living unit and start the transaction process step by step as follows:

1.

A client signs the Reservation Agreement with The Developer; at the same time paying 5% of the unit price as the earnest deposit.

2.

Within 30 days from the date of signing the Reservation Agreement, a client shall pay 45% of the unit price, sign Sale & Purchase/Construction Contract and Residence Rules & Regulations. At the stage, The Developer shall include the client's name into the landholding company; the client will own 49% and become the co-director of the landholding company. The construction of the unit shall start within 30 days after the share transfer date.

3.

The client shall pay 30% of the unit price within 30 days after receiving the notification of the roof completion.

4.

Upon the completion of the unit, the client shall pay the last 20% balance. The Developer shall then resign from the co-director of the landholding company. At this last step, 4% of the common ground will also transfer to the client. Before the unit completion, The Developer shall prepare a separated unit land title. As a result, when finished, each unit will have its own separated land title solely owned by its landholding company.

Monthly Maintenance Fee

The monthly service fee is 5,500 THB for all A-type units and 6,000 THB for all B-type units and it will be adjusted annually based on the inflation rate announced by the Bank of Thailand. The Developer will run the services and maintenance of the project. The fee will be collected in advance for a 6-month period each.

The services provided include swimming pool maintenance, once-a-week basic cleaning, gardening, garbage collection, communal lightings and 24-hour securit.

Furniture Package

Options of furniture packages are available. The approximate price of a complete package is between 500,000 THB to 800,000 THB. Please contact us for more details.
